A 400 m² villa therefore starts at about EGP 2,200,000 at Standard level. What raises a villa above an apartment is not the rate but the extra scope: staircase, facades, landscaping and pool.

The rate per square metre is identical for a villa and an apartment at the same finishing level. What raises a villa's total is scope an apartment rarely carries:

Included: interior design with 3D visualisation and a VR walkthrough, execution drawings, materials and labour for the agreed scope, and engineering supervision through to handover.
Not included: furniture, appliances, landscaping, pools, boundary walls, and any structural modification requiring a permit. Every included item is listed line by line in the written contract before work starts.
