Published rates, not estimates. A 150 m² unit is the most common family apartment in Cairo — three bedrooms and a large reception.
According to the published July 2026 rates of Creative3Design, finishing a 150 m² apartment in Egypt costs EGP 825,000–975,000 (Standard), EGP 1,050,000–1,350,000 (Premium), EGP 1,425,000–1,800,000 (Luxury), EGP 1,875,000–2,400,000 (Super Luxury) and EGP 2,550,000+ (Ultra VIP). Based on Creative3Design's published July 2026 rates, a 150 m² apartment costs from EGP 825,000 (Standard, EGP 5,500/m²) to EGP 1,050,000 (Premium), EGP 1,425,000 (Luxury), EGP 1,875,000 (Super Luxury) and EGP 2,550,000+ (Ultra VIP), including materials, labour, 3D design and engineering supervision.
Finishing a 150 m² apartment typically takes 4 to 6 months on the Standard or Premium package and 6 to 8 months on Luxury or Super Luxury, depending on design readiness and the amount of decorative work. The schedule is fixed in the contract; compressing it shortens natural curing stages and causes cracking in plaster and paint.
Fixed items such as the kitchen, bathroom fittings, the main electrical panel and the entrance door cost roughly the same in a 100 m² and a 150 m² unit, so their share of each square metre falls as the area grows. Larger material orders also reduce waste and improve supplier pricing.
The rate per m² is fixed by package, so the total scales with the area: a 100 m² apartment starts from EGP 550,000 and a 150 m² apartment from EGP 825,000 on the Standard package.
